Best Time of Year to Pressure Wash Your Home
Pressure washing season is technically year-round in most of the country — but there are clear best and worst windows for the project, and the right timing can save money, extend results, and protect landscaping. Here is when to book in every U.S. climate, and the months you should think twice about.

Spring: The Sweet Spot for Most Homes
For most of the country — Northeast, Midwest, Southeast and Mid-Atlantic — late spring (April to early June) is the ideal window. Winter has deposited a layer of salt, soot, and grime; pollen season is winding down; and the warm weather means soft-wash solutions work quickly and dry fast. A spring clean restores curb appeal heading into the season when your home is most visible and most enjoyed, and it sets up clean siding for the heavy growth period of summer.
Summer: Fine for Maintenance, but Watch the Heat
Summer is perfectly acceptable for house washing in most climates — with two caveats. First, plants in your beds are at peak vulnerability to the chemicals used in a soft wash; a good contractor will pre-saturate and continuously rinse landscaping during the job. Second, in very hot, dry climates (Arizona, New Mexico, West Texas), soft-wash solutions can evaporate too quickly to do their job. Schedule for early morning to maximize dwell time.
Fall: The Second Best Window
Early to mid-fall (September to early November) is the second-best window in most of the country. Mildew growth has peaked over the summer, the weather is mild, and clean siding heading into winter is less likely to develop ice-related staining. Fall is also the ideal window for gutter cleaning — book the house wash and gutter clean together for the best value.
Winter: Possible, but Limited
Winter pressure washing is possible in mild climates (Florida, Gulf Coast, Southern California, Texas, much of the Carolinas) but should be avoided in any climate with regular freezing temperatures. Water freezing in cracks, mortar joints, or under siding can cause damage that takes years to manifest. As a rule: if the temperature will dip below 35°F within 24 hours, do not pressure wash. The exception is commercial emergency work (graffiti, oil spills) where waiting is not an option.
Time of Day Matters Almost as Much as Season
Morning starts (between 7 and 10 a.m.) are nearly always best. Cooler temperatures slow chemical evaporation, longer dwell time means better algae kill, and the home has all day to dry. Avoid late-afternoon starts in summer — chemistry that doesn't have time to dry before dusk can leave streaks, and overnight humidity can re-activate residual product on shaded walls.
Weather Conditions to Watch
- Wind above 10 mph drifts soft-wash chemistry away from the target and onto plants. Reschedule.
- Rain within 4 hours of finishing dilutes the chemistry before it has finished working. Reschedule.
- Temperatures above 90°F evaporate solution before dwell time completes. Start early or reschedule.
- Bright direct sun on the wall being treated can flash-dry solution. Work shaded elevations first.
Plan Around These Conditions
- Pollen season: wait until after the worst of it, or you will be washing again in two weeks.
- Active mildew growth: humid, warm conditions = book sooner rather than later.
- Before listing your home: schedule 1–2 weeks before listing photos for maximum impact.
- After major storms: roof and gutter inspection plus debris cleaning recommended within 30 days.
- Before a big event (graduation, wedding, holiday hosting): book at least 3 weeks ahead.
What About Holiday Lights and Outdoor Decor?
If you hang holiday lights, schedule the wash for late October or early November so siding and gutters are clean before installation. If you take lights down in January, plan the next wash for April or May — there's no benefit to washing while temperatures are still freezing.
