A clean, well-marked parking lot is one of the highest-impact, lowest-cost upgrades a commercial property owner can make. It is the very first impression every visitor forms of the property, it directly affects tenant retention and rent renewals, and a freshly cleaned and striped lot can lift appraised value measurably. AquaShine's parking lot program covers everything from a single overnight clean to ongoing quarterly maintenance for portfolios of dozens of properties.
We start with a magnetic sweep and pickup of large debris. Heavy oil drops, transmission fluid stains and tire-rub marks are pre-treated with a commercial degreaser. The entire lot is then cleaned in sections with a 24-inch heavy-duty surface cleaner running 8–12 GPM of hot water — this delivers a uniformly clean surface without stripping aggregate from the asphalt. Gum is removed with a steam wand (not chemical, which can soften the asphalt). Sidewalks, curbs, wheel stops, painted islands and entry points are detailed by hand.
After cleaning, we can touch up faded striping in the same visit. Standard parking-line paint, ADA-required striping, no-parking zones, fire lanes and directional arrows can all be re-painted to bring the lot into compliance and back to a fresh, well-organized look. For large-scale re-striping jobs we coordinate with a partner striping company at no markup to you.
For environmentally-regulated jurisdictions we deploy reclaim trailers that recover the wash water, separate the hydrocarbons, and dispose of them legally. This is a non-negotiable in California, Oregon, Washington and many east-coast cities — and AquaShine has been doing it since long before it was required.
Pricing depends on square footage. Most retail and medical lots fall between $0.05 and $0.18 per square foot for a full clean. Recurring contracts (quarterly, semi-annual or annual) come at a meaningful discount and include compliance documentation.
